Requirements to Qualify for Monthly Rates
Welcome to Jim & Mary’s RV Park. We are glad to have you staying with us for the winter season. We offer a discounted monthly rate October 15 – March 15 only. We fill up a year in advance for our busy season and in all likelihood, we will not be able to keep you longer, even at summer rates. This off-season rate is offered to only those people who qualify, by having met the following conditions.
We must have a valid credit card on file at all times during your stay. Everyone is set up on auto pay and your rent will be automatically charged to your card on your due date, unless otherwise arranged with us.
All RV’s must be clean, in good repair, currently licensed and tagged. We pride ourselves on the appearance of the RV Park and expect our guests to do the same. The space you are renting from us, must be clear of any excess personal items (lawn chairs, BBQ grills and bicycles are acceptable, everything else requires approval to store outside).
Trash needs to be taken to dumpsters immediately, do not set it outside or animals will get into it. Regularly patrol your space for trash. DO NOT TOSS CIGARETTES ON THE GROUND EVER.
Skirting your RV is permitted between Oct 1 – April 15. This protects your pipes from cold winds and helps with a little insulation. All skirting must be either inflatable RV skirting, vinyl or heavyweight plastic, cut to fit or snap on. Hay bales & foam board are NOT PERMITTED. Any heat (even a light bulb) in your bins or under your RV are an additional cost to you. Skirting you’re planning to throw away MUST go to the city dump when you leave and NOT IN OUR DUMPSTERS.
Regardless of weather, all heat-taped water spigots must remain plugged in and insulated; from the ground to your RV – beginning Oct 15. We will be installing the heat tape and insulation on our standpipe for a one-time fee of $200. Those of you opting out of that will be placed in a non-water site with a fill station available.
Basic electricity is included in the monthly rate; however, propane needs to be your primary heat source. We strongly recommend getting a large tank delivered and getting on a delivery program. There are several local companies that fill tanks in the RV Park (AxMen, Amerigas, Energy Partners, Ferrellgas, and Northern Energy). Space heaters are extremely expensive and will be an additional cost of $80/month, heat lamps $20/month, and block heaters for your diesel $40/month.
Vehicles are only to be parked in the gravel, not the grass or in the road. WE ALLOW ONE VEHICLE AND ONE RV PER SPACE ONLY. If you need additional parking, please see the office. Do not drive, park or pull thru other RV sites. Stay on the paved roads. Every winter we have a lot of damage to the grassy yards, flower beds and hook ups. It gets hard to see, even when we plow, so please try to pay close attention.
The restrooms, showers & laundry are open 24 hours. We expect you to leave them as clean as you would like them left for yourself (or better). We clean them once a day unless they need additional attention. If we find that they are being vandalized or mistreated, we will lock them.
The office hours are limited during the off season. Don’t hesitate to call our cell phones or leave a message on the office phone. We will check messages regularly. All guests are set up on a monthly automatic payment schedule. Communicate with us if you cannot make your rent payment on time, otherwise we have a no tolerance policy and you will be asked to leave.
Please note, we do NOT prorate the monthly rate as it is already heavily discounted. If you decide to leave before your month is up, your stay will revert to the cheapest option, whether that is the daily, weekly or monthly rate.
These requirements are in place after MANY years of experience. Complying with these simple rules makes everyone’s stay more pleasant. We do appreciate your business. Thank you for choosing us.
Pet Policy
All pet owners must read and agree to the pet policy, in addition to the general requirements. Every winter, we have an on-going issue with pets not being cleaned up after. We have a one warning policy on the pet rules. If we have to talk to you twice about your pets, either you will be asked to leave or to make other arrangements for them. We allow a maximum of 2 dogs, and indoor cats only.
Pick up all pet waste immediately, everywhere. Not weekly or every few days.
Dogs must be leashed at all times when they are outside of your RV. Even if they are under voice control.
Do not leave your animals tied up or crated outside.
We do not allow dog fences in the grass. You may put a small fence on the gravel pad ONLY if there is room.
Excessive barking or disruptive behavior will bother your neighbors and a warning will be issued.
Pet food needs to be kept inside. Wildlife will sometimes wander into the RV park and get into it.
Cats are NEVER allowed to roam freely. If you wish to take them outside, they must be leashed and picked up after.
